Take a deep breathe, close your eyes and picture yourself at the closing table surrounded by people who have helped you get through the process of buying as you are being handed the keys to YOUR HOME. Visualization is the key to making a dream a reality. Owning a home is empowerment. Confidence is making it happen.
Putting the dream into motion – if you don’t already know your credit score, find out what it is. The better credit, the better the programs and the better the opportunities. If your credit score is so, so but you have a good down payment and a good paying job with a good debt to income ratio (debt to income ratio is how much you owe each month vs. how much you earn), then you may possible be approved for a loan but the rate could be a higher than if you had an excellent credit score. Find a lender that you trust, either by recommendation or someone you feel can help you in the BEST way possible. You may want to interview one or two before you decide to stick with one. And don’t forget you are the Captain of your Ship. You are in charge.
You are sailing along so far so smooth. You have visualized your dream. You know what your possibilities can be in financing a home. Now the FUN begins. I am not being sarcastic because finding the right home to raise your family or make new memories is important. Find the right home for you, a home for your lifestyle, a home that you can afford. If you have school aged children and don’t want to create any more change in their lives you have some limitations depending on where you are looking, your budget etc.
Put the right team together for a smooth process. A good Real Estate agent is important to guide you through the process, to help fill in the gaps of tasks that need to be carried out through the sales transaction, someone that will communicate and stay in touch is of the utmost importance. A good lender who has a good team to get the mortgage processed and approved. You will need legal team to make sure you are covered in a variety of aspects that come up during closing, a title company to make sure the docs and monies are properly funded and recorded. Then of course, home inspectors, termite inspectors will be part of your transaction team as you work towards the final closing of title. I know it seems like a lot but if you stop at finding the right agent, who is experienced, ready, willing and able to give you the right recommendations on who can do the best job for you is invaluable.

Tracy’s Bio: I grew up in Cedar Grove, NJ and left in 1977 to go to college at Monmouth College (now University) in West Long Branch. I landed a job as a programmer in that area and ended up staying in Monmouth County.
After working as a programmer, then starting a web development business to stay home with the kids, I entered the real estate business in 2004. First as an investor and then in 2007 decided to go full time as a real estate agent.
Married to Tim Gibson, since 1980, we have five daughters, who are leaving the nest rapidly.
Tim’s Bio: I grew up in Croydon, PA, a suburb of Philadelphia. In 1979, landed a job in Information Technologies in West Long Branch, NJ where I met Tracy. We married the next year and went on to raise our five beautiful daughters. At the end of 2015, a layoff, lead me to join Tracy in the real estate business.
